Review Form 1098 with your mortgage records

Compare the mortgage interest statement with loan records, separate payment components and organize questions for the issuer.

The amount in your mortgage’s annual Form 1098 can look surprisingly small beside twelve monthly payments. That comparison mixes different things. Your mortgage payment may include principal, interest, escrow and other amounts, while the tax statement reports specified mortgage information.

Review the form alongside the loan statements and any closing or refinance documents. You are checking that the reported information agrees with the relevant records. You are not deciding the allowable mortgage-interest deduction by looking at one box alone.

Identify the loan before comparing the figures

Confirm the borrower name, lender or recipient, reporting year and account reference. Compare the property information with the relevant loan record. If you have more than one mortgage, keep each loan’s documents together. A second statement from a different servicer may reflect a transfer rather than an unrelated borrowing.

Use a loan index with a non-sensitive reference, property label and servicer name. The index should help you find the source documents without exposing a full account number. Note the dates of any refinance, payoff or servicing transfer so you can explain why the annual packet contains more than one statement.

Separate interest from the full monthly payment

The CFPB explains that a total monthly mortgage payment can include principal, interest, mortgage insurance and escrow for taxes and insurance. The total amount withdrawn from your bank account therefore is not the same thing as mortgage interest. Use the breakdown in the loan records to compare the appropriate component.

In a fictional example, a $2,100 monthly payment could include several components, with only one identified as interest. Multiplying $2,100 by twelve would produce total payments, not the annual interest figure. Review the actual annual interest summary and transactions instead. Do not force Form 1098 to equal the bank withdrawals by changing its entries.

Review the reported information without turning it into a deduction

Form 1098 reports mortgage interest received and other specified information, including fields for points, certain reimbursements and loan or property details. Read the instructions for the reporting year when interpreting a particular box. An amount reported on the statement is not automatically the amount you may deduct.

IRS Publication 936 explains that the home-mortgage-interest deduction has separate requirements and limitations. If ownership, use of borrowed funds, shared payments or loan changes complicate the situation, provide those facts to your preparer. A tidy statement cannot resolve those questions by itself, and a PDF preparation tool should not select the deduction for you.

Account for a refinance or servicer change

Place the closing records, payoff information and statements from each relevant lender or servicer in the same loan folder. Compare the periods covered and account references. Watch for a duplicate re-download of the same form before treating each file as another source of interest.

For a fictional loan transferred midyear, one statement may cover the first servicer’s received interest and another the later servicer’s. The useful review is whether the records explain the periods and reported amounts. If the statements appear to overlap or omit activity, ask the issuer for an explanation rather than combining or removing figures on assumption.

Ask the issuer a precise record question

Identify the box, amount and supporting loan record in your request. A clear message might say: “Please explain the difference between the annual interest summary for account [reference] and Form 1098 box 1 for [year]. I also need to confirm which period your statement covers after the servicing transfer.” Use the issuer’s approved secure contact method.

Keep its explanation or corrected statement with the original. If you are authorized to prepare a document from reviewed lender records, compare the final PDF with those records field by field.
